Tenant Fees

Relevant Information and Fees Inclusive of VAT as from 1st June 2019

Before you move in:-

Holding Deposit Payment: This will be the equivalent of one weeks rent once the landlord has agreed your tenancy in principle and to start your application. The property will be reserved on payment of the holding deposit. The moving in date must be within 15 calendar days of the holding deposit being paid unless otherwise agreed.

The Holding Deposit will refundable within 7 days on the following terms only:-

1. If the Landlord decides to withdraw and not to offer you the property.

2. If the landlord or Agent breaches the tenant fee ban or acts in a way that would be deemed unreasonable to expect the tenant to enter into a Tenancy Agreement, such as unfair terms or harassment.

The Agent can retain the Holding Deposit Payment only:-

1. If at any time you decide not to proceed with the application after the holding deposit has been paid.

2. If responsible steps are not taken to enter into the tenancy with 15 days of your application unless otherwise agreed.

3. Providing us with false, misleading or incorrect information as part of your tenancy application, which affects your suitability to rent the property.

4. Failure to pass a Right to Rent check undertaken.

5. Unsatisfactory credit or reference check(s) undertaken.

Once your application has been fully approved by our Landlord and you accept the tenancy then your Holding Deposit will be credited to the first month’s rent due under that tenancy.

If for any reason your holding deposit is neither refunded nor credited against any rental liability, you will be provided with written reasons for your deposit not being repaid within 7 calendar days.

Security Deposit: This will be equivalent to 5 weeks rent per tenancy up to a total annual rent of £50,000 and the equivalent of 6 weeks rent if the total annual rent is more than £50,000.

Rent: The amount which will be contractually payable at the regular specified intervals.

After you have moved in:-

Additional Costs capped at £50.00 including VAT

1. Any variation to the Tenancy Agreement at your request.

2. Keeping a pet at the property.

3. Replacement of a tenant at the tenants request to include the Right to Rent checks, deposit registration and the preparation and execution of new documentation.

Late payment of your rent: This will be calculated after 14 days at 3% above the Bank of England base rate from the date the rent was due. This does not extend to any other costs should a breach your tenancy agreement occur.

Key Replacement: The replacement cost of any lost key, key fob and security device needed to access the property.

Utilities, Council Tax, Cable/Satellite & TV Licence: are payable to the provider unless otherwise included in the rent or classed as exempt.

Early Termination: Subject to the receipt of a written request and with the agreement from the landlord to terminate the tenancy prior to the expiry of the fixed term, payment of any unpaid rent and any other reasonable costs such as re-letting fees payable along with the equivalent cost of the landlords re-letting fees.
