- Inspect your property and provide a market appraisal
- Advise you on the Landlords responsibilities and Law
- Advise you on Legal and Tax implications of Lettings
- Advise you on obtaining permission from your Lender to Let the property
- Comprehensively advertise and market your property
- Obtain references via an Agency enabling us to be more thorough
- Accompany all applicants around your property should we be supplied with a key
- Supply the Tenancy Agreement on both our Introduction and Full Management Service
- Serve a Section 21 Housing Act Notice if your property is under our Full Management Service
- Organise and prepare an Inventory if your property is under our Full Management Service
- Collect One and Half Month's Rent as a Deposit which is held against Loss or Damage if your property is under our Full Management Service unless otherwise instructed by the Landlord.
As from 6th April 2007 all deposits taken for Assured Shorthold Tenancies need to be protected according to the Housing Act 2004. Properties managed by PARK ESTATES will have their deposits protected by the tenancy deposit scheme (TDS).
- Pay Rental Monies directly to the Landlords or pay into the Landlord's Bank Account and issue a monthly statement to either the Landlord or their Accountant.
There are a number of points to remember when preparing your property for letting and certain guide lines that you can follow to make your property more attractive to Tenants.
Although Tenants will only be in your property temporarily they must be able to feel that the property can be their home. Therefore good relations are the key to successful tenancies. A good relationship between Landlord and Tenant will help both the Landlord and Tenant to feel more comfortable about the move they are to make.
