If you are thinking of letting your property or considering changing the agent that is currently managing your property then we would welcome the opportunity to discuss your individual requirements without obligation. We are able to offer you three different service levels to choose from:-
Tenant Introduction Service
This service is ideal if you simply want us to find you a tenant. Once the tenancy has commenced then any issues that may arise would be dealt with by yourself and the tenant, although we would remain on hand to offer advice and extend the lease as required. For this we would:-
- Provide a free market rent appraisal.
- Erect our 'To Let' board if required.
- Prepare the property particulars with colour images.
- Your property would be prominently displayed in our window.
- Regular updates of your property would be forwarded to our applicant database via telephone, SMS, post & email.
- You will receive regular updates & progress reports.
- There is extensive website marketing through our own site, rightmove & other portals.
- Should you wish, we would happily accompany all your viewings.
- All our administration is supported by the latest 'letting & management' software.
And once a tenancy had been agreed for your property we would:-
- Reference your proposed tenant using an Independent referencing agency.
- Prepare the Assured Shorthold Tenancy Agreement.
- On your behalf we would arrange for the Tenant to sign the Tenancy Agreement.
- Unless otherwise instructed, we would sign the Tenancy Agreement on your behalf.
- Prior to your tenant moving in we would arrange to collect and clear the first months rent in advance together with a deposit which would be equivalent to a month & half of the agreed rent.
- Payment of the of the rent less our fees but including the deposit will be made to you or your bank account.
- There is a legal requirement for the Tenants deposit to be registered. Further information on this can be obtained from www.mydeposits.co.uk
- At a small extra charge we can register the Tenants deposit on your behalf.
- Arrange any lease extensions.
Rent Collection Service
This would be a less expensive option should you be happy to deal with any issues that may arise during the letting period. In addition to the above we would:-
- Collect the rent from your Tenant on a monthly basis.
- Arrange for any lease extensions and serve any relevant notices.
Fully Managed Service
With this service, we would handle absolutely everything for you. Once we have found a suitable Tenant for you and all references have been approved, we would:-
- Arrange to carry out an Inventory of your property unless you would prefer to use the services of an Inventory Clerk.
- We would hold the Tenants deposit and register this.
- The Tenant would be 'checked in' to your property.
- Transfer all the Utilities into the Tenants name.
- Collect the rent on a monthly basis & pay the rent to an account of your choice.
- Deal with any tax liability if you live overseas.
- Undertake quarterly inspections of your property.
- Deal with any maintenance issues that may arise.
- Serve any relevant notices.
- Organise a final inspection & 'check out' when the tenancy comes to an end.
